Buying a home is one of the biggest financial decisions you’ll ever make. With so many lenders and products available, choosing the right mortgage can feel overwhelming — but that’s where we can help.

We work across banks, building societies, and specialist lenders to find the right deal for your situation — whether you’re buying your first home, remortgaging, or investing in property. Our advice is clear, independent, and focused entirely on your goals.

Types of Mortgages

Repayment (Capital & Interest) Mortgage

  • Your monthly payments cover both the interest and the capital borrowed.
  • At the start, most payments go towards interest, but over time, more repays the balance.
  • As long as you keep up repayments, your mortgage will be fully repaid by the end of the term.

Interest-Only Mortgage

  • You only pay the interest on the loan each month — the capital remains outstanding.
  • At the end of the term, you’ll need a repayment plan (e.g. ISAs, investments, or pensions) to clear the balance.
  • Can offer lower monthly costs, but requires careful planning to ensure repayment.

Fixed-Rate Mortgage

  • Your interest rate stays the same for an agreed period (usually 2–5 years).
  • Gives certainty over monthly payments — ideal for budgeting and stability.

Variable-Rate & Tracker Mortgages

  • Rates can move up or down depending on the Bank of England base rate or your lender’s standard variable rate.
  • Can offer flexibility and lower initial costs, but payments may rise unexpectedly.

Specialist Mortgages

  • First-Time Buyer: Low-deposit options and step-by-step guidance.
  • Buy-to-Let: Designed for landlords investing in property.
  • Remortgage: Switch to a better rate or release equity from your home.
  • Self-Employed, CIS & Contractor Mortgages: Bespoke solutions for non-standard income.

Our advisers take time to understand your financial goals and future plans before recommending the most suitable mortgage options. We’ll handle the paperwork, liaise with lenders, and guide you through every stage — from application to completion.

FAQs

The right mortgage depends on your income, goals, and risk tolerance. We compare repayment, interest-only, fixed, and variable options to help you choose what fits best.

This depends on your income, outgoings, credit history, and deposit. Most lenders offer around 4–5× your annual income, but we can help you calculate an accurate figure and find lenders willing to offer more in specific cases.

Typically, you’ll need at least 5% of the property value. A larger deposit usually unlocks better rates and lower monthly payments.

Yes. Specialist lenders consider income from self-employment, CIS statements, or contracts. We’ll help present your income and accounts clearly to improve approval chances.

With repayment, you pay both capital and interest — clearing your balance over time. With interest-only, you pay just the interest monthly and repay the full capital at the end using savings or investments.

Yes — remortgaging lets you move to a new deal, often saving money or releasing equity. We’ll compare your options and handle the switch process for you.

Most applications complete within 2–6 weeks, depending on the lender and property type. We’ll keep you updated at every step.

There may be arrangement fees, valuation fees, legal fees, and our advice fee. We’ll always give you a clear, transparent breakdown before you proceed.

Your home may be repossessed if you do not keep up repayments on your mortgage.
